Vicki Telford Architects has been increasingly asked
to help clients envision the optimum outcome and strategize
the most efficient means to achieve it. We begin with
an analysis of the natural environment: sun, wind, temperature,
geography and landscape. We research local materials
and construction methods to minimize community impact,
be it noise, dust, dirt or consumption of fossil fuels
on community.

Preliminary Design |
In this first
and most important step, we lead you through
the architectural process to: (1) establish
goals, (2) analyze the parameters of the project,
(3) determine your needs, and (4) identify
the problem.
Analysis of spatial requirements of the project
and preparation of a preliminary sketch design
as well as illustrating the size and character
of the project based on the initial brief
from the client at the first meeting. |

Final Design |
| After defining
the limits and possibilities in the previous
stage, we creatively and efficiently organize,
propose and communicate potential solutions
with specifications on materials and finishes
and type of construction. However, the architectural
process does not end once design decisions
are made. |
| 3)
Town Planning |
| Preparation
and submission of the Town Planning Application
along with specific town planning drawings
to the Town Planning Department in accordance
with their stipulated parameters. |
| 4)
Working Drawings, Bidding and Negotiations |
Development
of detailed drawings, specifications for construction
purposes and the preparation of tender documents
to enable contractors to prepare quantities
and prices are all managed during this phase
in the process.
This step also consists of obtaining tenders
for construction from contractors, advising
on and arranging a contract. |

Contract Administration and Site Inspection |
| The inspection
of work as construction progresses through
periodic visits to ensure that specifications
are being adhered to. As the building process
can months there are dozens of consultants,
contractors and subcontractors, and thousands
of decisions that affect the successful outcome
of the project, we represent our client's
interests by assuming the role of owner's
representative on projects that require special
attention. |
