Step 4: Working Drawings, Bidding and Negotiations

Completion of detailed drawings, specifications for construction purposes and the preparation of tender documents to be used by contractors for pricing and ultimately to construct your project is dealt with during this stage. During this phase, our time will be spent preparing the documents that describe the design intent clearly. This will include a complete drawing set as well as complete specifications.

It should be noted that not all this information was required to obtain a building permit. Interior elevations and details, and specifications are not needed to obtain a building permit. They are, however, needed to obtain accurate pricing from a contractor, and to fully communicate design intent.

At the end of this phase, you should have a good idea of what the final project will look and feel like.
We can assist you in finding contractors to work with and obtain bids from. We will provide written instructions to bidders, bid forms, and documentation of the results. When you've selected a contractor we'll help you prepare a contract for construction.
